Cost of stamp paper, legal expenses, registration charges on undivided share of land other taxes if any connection with registration of land, service tax are to be borne by the buyers.

Registration and other Statutory Deposits : Share of H.T. Equipment installation and other expenses for three phase electrical connection, deposit towards maintenance expenses per apartment, Building tax, Works Contact Tax, contribution to the Building & Kerala State Construction Workers Welfare Fund, and other taxes, share of K.W.A/K.S.E.B. cable, transformer cost, one time building Tax, deposits for apartment owner association and for extra work if any to be carried out as required by the buyers would be on their account.

Any other taxes that exists or that may be introduced in future by the Government, local bodies and / or authorities will be payable by the buyer. If any of the rate is varied or changed then the new rate will be applicable.

Overseas buyers should make their payment through normal banking channels, amount payable at Kalpetta.

All transactions are subject to Kalpetta jurisdiction only.

Payments are to made as demanded by builders as per progress of work and builder reserves the right to cancel agreement in which case the amount received by the builder will be refunded without any interest but only after re-allotment of apartment to another party and subject to deduction of expenses and damages.

Completion and delivery dates are indication to give an idea of the probable completion of the project. The builder is not responsible for any delay in water / Electrical Connection of the concerned departments. However no responsibility will be accepted for any delay in completing the project due to unforeseen circumstances and due to reason beyond control of the builder.
8. Payments:
 
All payments are to be made as per prices and schedule of payments provided in the list. Builders reserve the right to change without notice, the price an schedule of payment during the construction period. Once allotment is confirmed payment schedule is firm.

Payment are due in the below mentioned schedule :
      On booking : Rs-1,00,000/-   On execution of agreement : Rs-5,00,000/-   On completion of 10th floor roof slab: 20% of the total cost + taxes  
On completion of Brick Work: 20% of the total cost + taxes
  On completion of Plastering : 20% of the total cost + taxes   On finishing stage : 10% of the total cost + taxes  
On completion of the building : Balance of the total cost + taxes
     
All payments by Demand Draft / local cheques payable at Kalpetta in favour of Kallat Builders Pvt. Ltd. Cost of car park will be extra.
     
For delayed payments interest will be charged at 2% per month.
     
The builder reserves the right to accept or reject any application.
