Equipment installation and other expenses for three phase electrical connection, deposit towards maintenance expenses per apartment, Building tax, Works Contract Tax, contribution to the Building & Kerala State Construction Workers Welfare Fund, and other taxes, share of K.W.A/K.S.E.B. cable, transformer cost, one time building Tax, deposits for apartment owner association and for extra work if any to be carried out as required by the buyers would be on their account

| 4. | Any other taxes that exists or that may be introduced in future by the Government, local bodies and / or authorities will be payable by the buyer. If any of the rates is varied or changed then the new rate will be applicable. |

| 9 | Payments are to be made as per schedule. Delay in payment will attract 2% interest per month or cancellation as applicable. |

| 10 | In Case the Client is planning to avail Housing Loan from a financial institution, the same should be processed and ready for disbursement on project approval by the bank, which should be within 15 days from the date of booking subject to bank approval | ||||||
| 11 | The “Sale Agreement” will be provided on payment of 30%, which is to be submitted to the financial institution for sanctioning the Housing Loan | ||||||
| 12 | In case of any delay in disbursement, through the clients’ choice of Housing Banks, the client should arrange for installments and the same may be returned to the client once the company receives the fund from the Housing Bank. | ||||||
| 13 | If the Buyer doesn’t depend any financial institutions, all further payments towards completion of apartments should be submitted in the form of Post Dated Cheques while signing the sale agreement. | ||||||
| 14 | The names in the booking form are considered as the names of the Co-owners of the property. All documents will reflect these names. Hence, please ensure that the names/s and addresses given in the booking form are correct and need to change in future. However, due to unavoidable reasons, if any change is required, then the same should be intimated at the time of 15% payment ( ie. Prior to the preparation of the Sale Agreement). Changes in the agreement will cost Rs. 2000/- | ||||||

| 16 | Any offers, discounts or other additional benefits given to the clients, during or after booking, are valid only if the same is duly mentioned in the original booking form and signed by the client with KALLAT authority with Seal. | ||||||

| 21 | Completion and delivery dates are indicated to give an idea of probable completion of the project. Every effort will be made to complete and handover the project within the stipulated time. The firm/Company is not responsible for any delay in obtaining water/electricity connection due to the delay with the concerned departments. However no responsibility will be accepted for any delay in completing the project due to unforeseen circumstances and to obtain service connections for statutory bodies due to reasons beyond the control of the Builder | ||||||
